washing it by hand, and letting it dry

dish washing soap aka dish detergent is designed (amlmg other things) to remove oils and grease and such from dishes and hands

so you should be able to wash it with a soft brush in the kitchen sink using warm water and some dish detergent, do both sides of the mat, and probably a good idea to do the affected areas twice on each side
and let it air dry

Do not dry in the sun!! As an avid competitive gamer. I have experience cleaning mousepads same thing as cubing mats. The sun will cause the fine fibers to separate and eventually fray. Fill up your bath tub about 4 inches deep, place mat in the water face up, sprinkle dish washing detergent on top surface only, scrub with dish washing sponge, sandwich the mat in a towel and step on it until maximum moisture is taken out, lastly, dry in ventilated area away from direct sunlight. It is important to only scrub the top surface of the mask else any grippy material on the bottom may be rubbed out.
